Landlords, Let Us Answer Your Questions

Put simply we can rent your property from you an a fixed-term tenancy or manage your property. We would then rent your property to professional tenants on fixed-term contracts.

We sign a 1-3 year fixed term contract with (essentially becoming your new tenant) and pay you a guaranteed monthly rent through the term of the contract.

We then let out your property on a room by room basis to professional tenants, all tenants are reference checked and we manage the whole process and collect the rent.

As the contract is an assured shorthand tenancy we have no security of tenure, so your Mortgage Company should have no problem with it, that said we always advise checking if unsure. They will want to see that there is no security of tenure granted to its tenant, and that the protection of the Landlord & Tenant Act 1954 (“the Act”) is excluded and of no effect as it is with our contracts.

There are two requirements to be met to be eligible for security at the end of the lease:

  • the tenant must be in occupation of the house or flat as his or her only or principal home at the end of the lease. Where the landlord seeks to recover possession of the property the tenant must have remained in occupation at the date of any court hearing for possession.
  • there must be a long residential tenancy at a low rent. This requires some explanation. A lease is a “long residential tenancy” and to qualify it must have been originally granted for a term more than 21 years (most leases, for example, are granted for a term of 99 years). You do not need to be the person to whom the lease was originally granted.

Security of income in the case of CS going under contractually the rent received from existing tenants in your property will divert directly to you.

Commercial contracts typically allow for security of tenure however in our contract there is no security of tenure granted to the tenants, and the protection of the Landlord & Tenant Act 1954 (“the Act”) is excluded and of no effect.

Payments are made by monthly standing order from our bank account for the term of the contract. There are no service charges payable by the landlord. We charge our tenants a premium for inclusive bills and weekly cleaners in high-spec rooms.

You will as our landlord be responsible for some maintenance costs as per a standard landlord – tenant relationship. We will deal with the logistics of any landlord responsible repairs providing quotes etc for approval, we will also arrange/organise the gas safety certs and pass on the costs too you (currently at £60 plus Vat).

If you would prefer to use your own tradesman then as long as they are fully qualified and insured then that is fine.

As your tenant we will have a weekly cleaner and provide certain improvements to your property when we take it over, this results in your property generally being in better condition when we leave than it would have been if let by an estate agent for an equivalent period of time.
