Shared accommodation is rapidly becoming an important part of the property rental market and we felt that there was a need to facilitate the process for both residents and landlords. With this in mind we try to offer a a user friendly service that standardises the procedure for all participants.

The Bedroom – As a minimum bed, desk & chair, wardrobe. Also available is a room pack this includes bed linen, 2 pillows and a duvet.

The Living Room – Again as a minimum there is a sofa an armchair or two , coffee table, large flat screen TV with freeview.

The Kitchen – All essential items are provided including cutlery, crockery, pots & pans, utensils, toaster, kettle, microwave and washing machine.

General – Sky TV, no phone is provided but internet/wifi is provided for free.

Most of our residents are are working and are between 20 and 50, we encourage current tenants to meet potential tenants during the viewings.

We have a good mix of nationalities, guys and girls across our properties.

We always take in to consideration the current household when looking at new applicants and try as much as possible to find like minded individuals to join the existing group.

Friends – This is your home you can have friends/guests to stay for short periods and with the approval of your house mates

We have a dedicated property maintenance team who are always available to arrange repairs or respond to emergencies.

Cleaners come once a week and are included as part of your contract (however this service is subject to a fair use policy) they clean all communal areas.

There is a £35 cleaning fee when you leave, this is paid at the start of your occupancy.

If you lock yourself out you will get one free call out to let you in (front door/room door) any subsequent callouts will be charged.

Rent is paid monthly in advance by standing order, other payment arrangements will be considered on a case by case basis.

You will pay nothing extra for the bills as these are included in your monthly rental payment. All main bills are covered Council Tax, Gas, Electric, Water, TV Licence and Wifi. Gas and Electric use are under a fair use policy and rent may be increased to cover excessive use.

The contract we use is known as an Assured Shorthand Tenancy (AST for short) and is the most commonly used form of tenancy agreement.

Tenancy length can range from 3 months up to 12 months.

Fees

  • Room deposit – 1 months rent
  • Tenancy administration/referencing – £75 (new applicants)
  • Tenancy administration – transfer/contract renewal – £30
  • End of tenancy cleaning (charged up front) – £35
  • Rent arrears or non payment – £20 (per correspondence)
  • Callouts for entry (locked out) first one is free subsequent ones – £25
  • To replace lost keys – £25 per key
  • Room pack – bed linen, 2 pillows and a duvet – £50 deposit

All bedrooms have individual locks, and new residents are referenced and, I.D. and V’d as part of the application process.
